    L’un des problèmes cruciaux auxquels font face les peuples africains est celui de la gestion des terres fertiles. C’est le cas du peuple akposso. Dès les origines, ce peuple avait établi sa tradition dans le domaine foncier et n’était pas prêt à partager ses terres avec autrui. Mais pendant la colonisation, l’Allemagne et la France ont eu leurs propres codes fonciers. De même, en 1974, l’Etat togolais a entrepris une réforme agro pastorale. L’étude de cette évolution du droit foncier montre des différences entre le droit foncier coutumier akposso et le droit foncier moderne.

    In urban America, land development and residential real estate have passed through a number of different phases during the post-WWII era. In contemporary discourse on urban sustainability, attention is often expressed in terms of intensity of land development, lot sizes, and square-footage of housing units. In this paper, we reconstruct the land development trajectory of a rapidly growing southern city in the United States and assess whether this trajectory has experienced any reversal in the face of socio-economic transformations that have occurred over the past decade or so.

    Relatively little attention has been paid to examining the spatial expansion features of cities at various tiers at the regional level in China, especially those located in central and western regions of the country. Based on Landsat satellite imagery from four years—1980, 1990, 2000, and 2010, this paper investigates the spatio-temporal pattern of urban land expansion and its influencing factors in the Wuhan Urban Agglomeration (WUA) in central China.

    Rapid industrialization, as one of the main driving forces promoting sustainable economic growth, has increased the area of industrial land use significantly. Industrial land use manifests that the competition between it and other kinds of land use is growing. During the last decade in China, many targeted industrial land use policies have been enacted to stimulate appropriate industrial land use and to promote healthy economic development. However, it is difficult for scholars and governments of rapidly developing countries to judge and evaluate the performance of such policies.

    This paper examines the spatial and temporal trajectories of Seattle’s industrial land use restructuring and the shifting riskscape in Seattle, WA, a commonly recognized urban model of sustainability. Drawing on the perspective of sustainability as a conflicted process, this research explored the intersections of urban industrial and nonindustrial land use planning, gentrification, and environmental injustice.

    This study focuses on analyzing the ongoing land policy reform that allows collective-owned rural land transactions in the open market in Shenzhen, China. Employing a case study method, we investigate this land policy evolution through description and contextual analysis. We argue that the existing dual-track land administration system, within which the state administers market transactions, has contributed to numerous social problems, such as urban land scarcity, inefficiency of land resource allocation, and exacerbated social injustice.

    India and China are two similar developing countries with huge populations, rapid economic growth and limited natural resources, therefore facing the massive pressure of ensuring food security. In this paper, we will discuss the food security situations in these two countries by studying the historical changes of food supply-demand balance with the concept of agricultural land requirements for food (LRF) from 1963–2009. LRF of a country is a function of population, per capita consumption/diet, cropping yield and cropping intensity.

    REDD+ has been proposed as a viable option for addressing climate change in the near term, and at relatively low cost. There is a broad consensus that clearly defined tenure rights are important for the implementation and success of REDD+, both to manage forests effectively and to protect local communities’ livelihoods. We use primary data from 23 villages in six REDD+ pilot sites in Tanzania to identify causes of deforestation and forest degradation, and tenure rights issues, at the village level prior to project implementation.

    Implementation of forest restoration projects requires cross-scale and hybrid forms of governance involving the state, the market, civil society, individuals, communities, and other actors. Using a case study from the Atlantic Forest Hotspot, we examine the governance of a large-scale forest restoration project implemented by an international non-governmental organization (NGO) on family farmer landholdings located within protected areas of sustainable development.

    REDD+ social safeguards have gained increasing attention in numerous forums. This paper reviews the evolution of multi-level policy dialogues, processes, and actions related to REDD+ social safeguards (e.g., Cancun Safeguards 1–5) among policy makers, civil society organizations, and within the media in Brazil, Indonesia and Tanzania, three countries with well advanced REDD+ programs. We find that progress on core aspects of social safeguards is uneven across the three countries. Brazil is by far the most advanced having drafted a REDD+ social safeguards policy.
