    Rural women’s livelihoods in Africa are dependent on their rights and entitlement to land as well as security of tenure. Equally important is how land laws and land governance systems shape and reshape women’s access to land and tenure security. As such, this paper focuses on women’s access to land and tenure security after the adoption of a new Constitution in 2013 and Statutory Instrument 53 of 2014 in Zimbabwe. Whereas both legal instruments are progressive and guarantee women’s rights to property, their realization is shrouded in complexities and contradictions.

    Kenya is the most recent African state to acknowledge customary tenure as producing lawful property rights, not merely rights of occupation and use on government or public lands. This paper researches this new legal environment. This promises land security for 6 to 10 million Kenyans, most of who are members of pastoral or other poorer rural communities. Analysis is prefaced with substantial background on legal trends continentally, but the focus is on Kenya’s Community Land Act, 2016, as the framework through which customary holdings are to be identified and registered.

    This paper presents the empirical findings of a research study undertaken in the Western Province of Zambia. The principal objective was to explore if the issuance of land ownership certificates (LOCs) improves the customary landholders’ perceptions of security of tenure. Thus, we test a null hypothesis that: ‘There are no significant differences in the perceived security of tenure between customary landholders with land ownership certificates and customary landholders without land ownership certificates’.

In an attempt to turn things around the abating economy and accelerate economic growth, the government embarked on a broad range of radical policy, legislation, and institution reforms, which opened doors for foreign direct investments (FDIs) and further initiatives have been taken to create an enabling environment for investments to flourish in the country.

    Despite substantial economic liberalization since the early 1990s, nontraditional exports in Zambia have grown only moderately and agricultural performance overall has been disappointing. Though agriculture accounts for less than 20 percent of gross domestic product (GDP), it is the most important source of employment, especially for women. Interpretations of Zambia’s poor performance variously emphasize external factors, such as declining copper prices and vulnerability to weather shocks, and market imperfections.
