Documentation of land rights can ensure tenure security and facilitate smooth land transactions, but in most countries of the global south this has been difficult to achieve. These difficulties are related to the high transaction cost, long transaction times, and procedural rigidity of land registration processes. In response to these problems, innovative approaches of tenure documentation have been conceived at a global level and are being promoted in many countries of the global south.

Following this trend, land reform policy in Ghana was based on a pluralistic legal system in which both the customary land tenure system and the statutory system of land ownership and control co-exist by law. Assesses the process of rural land registration in Ghana and its outcomes for poor and marginalised groups.In Ghana, deeds registration has been in place since colonial times, and enables right holders to record their land transactions. However, very little rural land has actually been affected by this registration process. The research shows a general lack of awareness of the registration process among the majority of cash and food crop farmers. High monetary and transaction costs and a long and cumbersome process also constrain use of deeds registration.
