This chapter deals with the sale of land or building or parcel in a sub-divided building or land parcel in Malaysia. Realising that it is quite impossible to give a complete treatment of such sale and purchase transaction in just a few pages of this chapter, it is proposed that the approach taken in this writing will be to introduce such transaction to the general reader and to only elaborate the salient features, issues and disputes of a general sale and purchase of land in Malaysia.

State efforts to reform the customary land tenure system of Lesotho have failed to produce intended outcomes. An explanation given for this failure is customary chiefs' opposition to state-sponsored reforms, as these were purportedly meant to curtail their power over land. This explanation initially appeared in 1974 connection with the Administration of Lands Act of 1973, and has since been handed down through generations of academics and policy analysts in Lesotho and outside and uncritically accepted as immutable truth.

This paper discusses Indonesia’s experience with establishing a uniform cadastral system in rural areas since the idea was first mooted in the early 19th century. Until 1961, a formal cadastre that identified, measured, registered and certified land titles existed only in urban areas. A cadastre for rural land did not start until after the 1960 Agrarian Law. Until then, the village-based land tax registers acted as a substitute cadastral register in areas subject to land tax.

Despite good intentions, rural land registration schemes have often failed to reach women and other vulnerable people—revealing the need for more inclusive strategies that target these groups and strengthen their land tenure security. One such strategy has emerged in Ethiopia where the Land Investment for Transformation (LIFT) program, managed by DAI, has prioritized the recruitment of social development officers (SDOs), young graduates who play a critical coordinating role in the implementation of gender-equitable and socially inclusive approaches to land registration.

With the current population of 40 million and 213 inhabitants per km², Uganda is one of the most densely populated countries in Africa. Yet land is a fixed asset. Of all the land in Uganda, approximately 80% of the land area is administered under customary tenure system and approximately 5% only is titled under Mailo, leasehold and freehold tenure. There is a high amount of tenure insecurity in major parts of the population, as the land legislation is not well−known among the rural smallholder farmers.
