In Nigeria, the recurring impoverishment and other negative socioeconomic impacts endured by landholders affected by expropriation are well-documented and call into question the Land Use Act's (LUA) effectiveness in protecting local land rights. The World Bank's Land Governance Assessment Framework found that, in Nigeria, "a large number of acquisitions occurs without prompt and adequate compensation, thus leaving those losing land worse off, with no mechanism for independent appeal even though the land is often not utilized for a public purpose".

We investigate the extent of variation in output sharing in land rental contracts and alternative hypotheses to explain this variation. Close to half of the rental contracts in our study in northern Ethiopia have output shares that deviate from the dominant 50-50 equal sharing. Variation in land quality, the relative bargaining power of landlords and tenants, production risks and shocks are hypothesized to influence output shares. Matched data of landlords and tenants are used.

Nevertheless, pure land rent taxation is rarely applied. This paper revisits the case of land taxation for developing countries. We then simulate land tax reforms for Rwanda, Peru, Nicaragua and Indonesia, based on household surveys.

Rapidly urbanizing Indian cities need mechanisms to ensure that land is acquired, planned, and serviced with adequate infrastructure and social amenities, to prevent the occurrence of haphazard urban expansion and under-provisioned inner-city areas.
Such mechanisms should help government agencies recover their costs through land value capture, a method by which agencies recover part of the increase in the value of private property after it is serviced by new public infrastructure.

Publicación revisada por paresDiciembre, 2018IndonesiaAgricultural land conversion (ALC) is an incentive-driven process. In this paper, we further investigate the inter-relationship between land economic value (LEV) and ALC. To achieve this goal, we calculated the LEV for agricultural and non-agricultural (housing) uses in two areas of East Java, Indonesia. The first area represents peri-urban agriculture, which is facing rapid urbanization and experiencing a high rate of ALC. The second area represents rural agriculture, with zero ALC. Furthermore, we identified factors affecting LEV in both areas for both uses.
