The National Urban Assessment for Armenia provides a snapshot of the country’s urban sector and offers insights to achieving prosperous and sustainable cities. Armenia is highly urbanized, with the population concentrated in Yerevan and its surrounding areas given the capital’s geopolitical, economic, and cultural legacy. Land registration and titling in Africa are often advocated as a pro-poor legal empowerment strategy. Advocates have put forth different visions of the substantive goals this is to achieve. Some see registration and titling as a way to protect smallholdersrights of access to land. Others frame land registration as part of community-protection or ethno-justice agendas. Still others see legal empowerment in the market-enhancing commodification of property rights. This paper contrasts these different visions;showing that each entails tensions and trade-offs.

Does ownership status of agricultural land determine farmers’ soil use behaviour? Why (not)? We investigate this old question using multiple methods and data. We apply econometric analysis to plot-level data to determine whether planting decisions differ between rented and owned plots. In addition, we analyse interviews with Austrian farmers with the aim of explaining (a lack of) differences. We find a very small influence of tenancy on crop choice in the quantitative part of the study, and qualify these findings in the qualitative part.

Most of the land in sub-Saharan Africa is governed under various forms of customary tenure. Over the past three decades a quiet paradigm shift has been taking place transforming the way such landl is governed. Driven in part by adaptations to changing context but also accelerated by neo-liberal reforms, this shift has created a ‘new’ customary tenure in sub-Saharan Africa. This paper reviews some of the evidence and analyses the ways in which this neo-liberalisation of customary tenure has been transforming relations of production and how land is governed in sub-Saharan Africa.

Women’s rights to land remain a contested issue in Kenya despite the acceptance of the principle of equality of the genders in law. The 2010 Constitution of Kenya clearly provides for the principles of equality and non-discrimination at Article 27. Moreover, in the land policy principles and the national values and principles of governance, gender equality is included. Despite these clear provisions however, gender inequality in land relations persists. The patriarchal social ordering that privileges men in land holding has been a greater barrier to women’s land rights.
