    The current land administration system in Pakistan aims at land revenue assessment and tax collection for the fiscal purposes. This system is organised or structured on the traditional land registers and cadastral maps in paper formats, and their maintenance is mainly dependent on the hard works of the local land administrator so called “Patwari” at the grass-root level within his jurisdiction.

    The Torrens system was designed to deal with problems of 19th century conveyancing practice and it is questionable whether it meets the needs of the 21st century. The doctrine of immediate indefeasibility of title exacerbates the growing problem of identity fraud and is capable of causing much injustice, which in itself leads to a high volume of litigation. This article considers the possibility of reform, in particular the introduction of a comprehensive insurance scheme and a move away from immediate indefeasibility.

    This Act provides with respect to a system of charge, lien or assignments on agricultural goods and warehouse receipts for credit, and for supervision and the registration and certification of warehouses and for these and other purposes establishes the Warehouse Licensing Authority. The Authority shall be a body corporate and shall: (a) certify warehouses; (b) approve negotiable warehouse receipt books; and (c) perform any other function incidental or conducive to the carrying out of its functions under this Act or any other law.

    This paper assesses factors related to local land border conflicts and how low cost land registration and certification has affected land conflicts during and after land registration and certification using data from northern Ethiopia. Border conflicts were more common near district centers, further away from markets, and where property rights had been redistributed more recently.

    The tsunami that originated from the Indian Ocean in 2004 wreaked massive destruction, killing more than 130,000 people and displacing half a million individuals in Aceh, Indonesia. More than 800 kilometers of coastline was affected, and close to 53,795 land parcels were destroyed. The land administration system sustained significant damage because documentation of land ownership was washed away along with people's houses and other possessions in the affected communities. Physical boundary markers, including trees and fences, also disappeared.
