   "Land Tenure Security and Home Maintenance: Evidence from Japan"

   This paper considers two land tenure modes. leasehold and freehold. and models housing maintenance incentives under land tenure security in Japan. Compared with freeholders, leaseholders are equally likely to remain in the premises, but spend less on home maintenance, because leaseholders are not full residual claimants, even under land tenure security. The empirical results show that maintenance expenditures of leaseholders are about 30% lower than those of freeholders in the Japanese residential land market.

   The land question in Kenya has never been solved. Land is a pertinent source of livelihood, the problem has persisted and in a number of years caused chaos as people grow impatient. Over time, there have been complaints from various communities and recently, the past governments have sought to listen the ailing communities. The National Land Policy and the National Land Commission characterize efforts to remedy the continued situation bedeviling the African communities.

   ... This study was intended to find out the benefits of forests, especially for non-wood forest products (NWFPs), to forestdependent local people and the relation to their socio-economic status. Sampling (169 respondents) was chosen to be an equal distribution of household’s economic status. The survey was conducted face to face with structural interviews using both open-and closed-ended questions. The results showed that bamboo and bamboo shoot were considered as the most collected NWFPs in the Bago Yoma region.
