The issue of brownfields and their analysis in Slovakia have not been given such emphasis over the last decade as in the neighbouring EU countries, such as in Austria or in the Czech Republic. The situation is completely different in Bratislava and also in the rest of Slovakia and the development of this type of area is almost unrealized. A frequent argument is problematic ownership relationships to the unused, degraded land. However, the real problem is the higher financial costs associated with brownfields regeneration.

Land valuation in the landscape consolidation projects is currently based on the Decree no. 38/2005 Coll on determining the value of land and plantations for the purpose of land consolidations. Land value is determined using the evaluation map which in turn is created from the updated ESQU (BPEJ) in the area of the landscape consolidation project. The research of the landscape structure and its changes was carried out in a part of the Horná Orava region. Landscape structure was studied and compared in 2 periods (1958 and 2001). Two types of changes were identified: anthropogenic and succession. Succession processes were spontaneous, anthropogenic-conditioned or successive, which were linked with land use changes, reduction of traditional management of non-forest vegetation (mowing, grazing) and consequent climax succession.

The agricultural land market in Slovakia has noted an increased dynamics recently. This situation is the result of entering big foreign investors, particularly car factories which bought agricultural land for construction purposes. It resulted in the raised prices of plots. Agricultural land prices sold for further agricultural use are markedly lower from those in the EU-15. Such prices are the third lowest ones within the new EU member countries.

Expectancies that agricultural land in Slovakia will be used mainly by its owners has not become true. The reality is based on the fact that agricultural land is used mainly by tenants. This trend is considered to be the "European" trend. This is the reason why it is necessary to pay attention to land tenure. The aim of legal regulations related to agricultural land leasing in Slovakia is to stabilize the long-term leasing of agricultural land and provide the relevant protection for tenants.

The structure of ownership of agricultural land, despite of the developing market with agricultural land in recent years, has not changed considerably. Most of agricultural land in Slovakia is, even after 6 years from the entry of Slovakia into the EU, leased. According to the Structural census of farms (2001), the lease of agricultural land represents 96%, in 2010 it was 91% (EUROSTAT, 2010).
