    This Act makes provision with respect to distress for rent not paid by a tenant to a landlord and it gives powers to a landlord to distrain and sell goods and chattels fraudulently carried off the premises. The landlord may seize and secure cattle, stock or crops or other product whatsoever, which shall be growing on any part of the demised estates, if the tenant doesn't pay the rent. The Act also provides, among other things, for recovery of rents from under-tenants and prohibits a tenant or lessee to fraudulently remove his or her goods or chattels.

Distress or the bringing of actions may also be applied in the case of lease for life.

    This Act establishes periods of limitation and other limitations for bringing actions of the various classes mentioned in the Act. Section 42 extends the applicability of the Act also to arbitration. Actions include various actions in respect of land: actions to recover land by the Crown or any person and rent; action to recover money secured by a mortgage or charge or to recover proceeds of the sale of land; and actions in respect of trust property or the personal estate of deceased persons and actions for an account.

    This Act stipulates that in a voluntary conveyance or in a conveyance where the consideration is nominal, a resulting trust for the grantor shall not be implied merely by reason of the absence of valuable consideration or of a substantial consideration or of any words expressly rebutting a resulting trust or by reason that the land is not expressed to be conveyed for the use or benefit of the grantee.

    This Act defines the legality of voluntary conveyance of any lands, tenements or hereditaments which are in fact made bona fide and without any fraudulent intent for purposes of a specified piece of United Kingdom legislation. This Act does not apply in any case in which the author of a voluntary conveyance of any lands, tenements or hereditaments has subsequently, but before the passing of this Act, disposed of or dealt with the same lands, tenements or hereditaments to or in favour of a purchaser for value.

    This Act creates a general validation of acts of conveyances, for which no or no adequate compensation has been given to the conveyor, of real and personal property including leases, mortgages and any other instrument purporting to effect the transfer of any estate or interest in real or personal property from a company to any person. The Act consequentially extinguishes claims adverse to such conveyances. The provisions of this Act shall not affect bona fide purchase or invalidation of fraudulent conveyances by court.

    The Act makes provisions in respect of powers and remedies given to lessors and landlords in case of any tenant deserting the demised premises, and leaving the same uncultivated or unoccupied, so as no sufficient distress can be had to countervail the arrears of rent. These powers and remedies are applicable in the case of tenants holding any lands, tenements, or hereditaments at a rack rent.
