Rural Land Act [Chapter 20:18].

This Act concerns rural land. The Act consists of 15 sections divided into 4 Parts: Preliminary (I); Acquisition and Alienation of State Land (II); Occupation of Land by Person Other Than Owner Not Involving Subdivision (III); General (IV).Communal land and other specified types of land are excluded from the operation of this Act (sect. 3). Section 5 provides for the acquisition of land by the State; section 6 for the alienation of State land.

This Act provides for the control of increase in rent of such immovable property as set out in section 2 of this Act. For purposes of rent control, the Minister shall, by notice in the Gazette, establish such Rent Tribunals, having jurisdiction in such areas, as he or she may think fit. These courts may assess and fix rent and shall other powers as set out in sections 5 and 6. Any person who fails to comply with any lawful order or decision of the Tribunal shall be punished in accordance with section 7.

This Act provides protection for and regulates tenancy for agricultural purposes of land of not less than one acre nor more than fifty acres whether with or without buildings. The Act applies also to some other agricultural land tenancy. The Act prescribes statutory terms of tenancy according to the cultivation purposes of the land and sets out statutory conditions for a tenancy contract.

This Act defines: the liability of an occupier of a leased area or premises including a leased or licensed area under the Marine Farming Act 1971 in respect of visitors or licensees of the leased premises; and the relationship with respect to liability between a tenant and landlord. The Act also defines some duties of a landlord with respect to maintenance of the leased premises.

The purpose of Land Legislation of the RSFSR is to regulate land relations with the object of providing for the rational use and protection of land, setting up conditions for equal development of various forms of economic activity on land, re-production of soil fertility, conservation and improvement of environment and safeguarding of the rights of landownership of citizens, enterprises, institutions and organizations. The document consists of XV Sections that contain 127 Articles. Sections I, III, IV are sub-divided into Chapters. Section I contains 8 Chapters.

The purpose of the Act is to enact an act to support a long-term hire of immovable property. The Act prescribes the rights under a contract of hire as real right in the interest of the transfer of the rights of hire, devolution of an estate, and subletting which shall enhance the hire of immovable property for use in the commercial or industrial business in the long term.A lease of a land which has an area exceeding 100 rai shall require the approval of the Director-General in accordance with the rules, procedures and conditions prescribed in the Ministerial Regulations.

The Act consists of 95 sections divided into 8 Parts. In Chpater I of Part I the various types of agricultural tenancy are defined. Chapter 2 contains general provision as to new types of tenancy. Part 2 provides for the tenant's right to buy land. Part III concerns diversification of use of land under agricultural tenancy. A tenant under a tenancy mentioned in section 39(1) who intends to use the land for a non-agricultural purpose must send a notice to the landlord. The landlord may object to the notice of diversification under certain circumstances (sect. 40).

Deeds Registries Act [Chapter 20:05].

This Act principally makes provision for the making and registration of deeds regarding land and other real rights, for rights in land such as lease and servitude and for the transfer of land.The Act consists of 88 section divided into 7 Parts: Preliminary (I); Administration (II); Registration (III); Registration of land (IV); Bonds (V); Rights in immovable property (VI); General (VII).There shall exist registries of deeds as set out in section 3. The Minister shall appoint a Chief Registrar of Deeds and may appoint other registrars of deeds pursuant to section 4.

This Ministerial Decree establishes the modalities of drawing up and issuance of certificate attesting rights to the plots of land for natural and legal persons. In case of concession of a plot of land in ownership or use entitling documents shall be: (a) official act on the right of ownership of a plot of land; (b) official act on open-ended land tenure of a plot of land; (c) provisional land tenure certificate or lease contract; and (d) land ownership certificate.
