Land markets are evolving in response to increasing population pressure in Africa.

Brazil’s decisions around land use are some of the most important in the world. With a growing agricultural sector and abundant natural resources valuable for their biodiversity, fresh water, and carbon stock, Brazil’s challenge is to use available land as efficiently as possible to promote economic growth, while simultaneously protecting important conservation areas. Land markets are a vital part of the efficient land use picture.

Neste estudo multidisciplinar aproveitou-se os trabalhos de manejo e conservação dos solos e da água em microbacias hidrográ ficas, que foram realizados no estado do Paraná , no ú ltimo quartel do sé culo XX, para avaliar se o preç o da terra é sensí vel à s melhorias ambientais. Avaliou-se, atravé s de mé todos economé tricos, o Programa Paraná Rural, em trê s faixas de prioridades na sua forma de aç ã o: alta, mé dia e baixa prioridade. A partir dessas diferenç as, na aplicaç ã o do Programa, esta pesquisa revelou existir relaç ã o positiva entre o mercado de terras e o meio ambiente.

O tema do mercado de terras integra a agenda contemporânea das políticas agrárias, tanto no Brasil como em outros países. No caso brasileiro, decorre da história de ocupação do território e da própria formação social e econômica que produziram um quadro de ilegalidade, de instabilidade jurídica e de fragilidade institucional.

The Coase theorem emphasizes the role transactions costs play in efficient market outcomes. We document inefficient outcomes, in the presence of a transactions cost, in southern California land markets and the corresponding transition to efficient outcomes after the transactions cost is eliminated. In the late 1800s, Palm Springs, CA was evenly divided, in a checkerboard fashion, and property rights assigned in alternating blocks to the Agua Caliente tribe and a non-Indian landowner by the US Federal government.

We assess the extent of access and degree of participation by smallholder tenants in the land rental market in Malawi. Our study is based on three rounds of nationally representative Living Standards Measurement Surveys collected in 2010, 2013 and 2016, from which we construct a balanced panel. We apply the transaction cost theory, which suggests transaction costs to be non-linear and depend on resource as well as socioeconomic characteristics within the customary tenure system that determines who hold, use and transfer land.

Rwanda has undertaken a land registration and titling program since 2008 with a registration of 10.3 million land parcels in 2013. The aim of this paper is to investigate the early effects of the program on tenure security and agricultural investments since few studies have been carried out in this research area. The study was undertaken in Musanze district in Northern Rwanda, with specific focus on Gataraga sector and it draws on a mix of qualitative and quantitative research methods. The findings indicate that the program led to reduced land conflicts and improved tenure security.

 Population increase influence the dynamics in land market and agitate land access competition, which results into exclusion of some individuals. Inequality is evident in majority of Tanzanians women, youth, children and elderly. It is more prevalence in land markets where rich individuals are favorable to make choices regarding access to land resources. Owing to potential developments, peri-urban areas are becoming places where changes in land uses and activities take place.

Understanding the land market is crucial when analyzing the spatial dynamics of cities. Spatial models, which are widely used to describe the growth of cities, are underdeveloped in Africa, due in part to the lack of urban data and/or the difficulty of collecting it. This paper presents a methodology for collecting analyzing land values in major sub-Saharan African cities. Through two case studies in the cities of Lomé and Yaoundé, it describes the implementation of such a methodology for collecting data on land prices and analyzing variations on an urban scale.

This paper analysed land governance and crop commercialization in Nigeria. General Household Survey (Living Standard Measurement Survey) panel data for the post-planting and post-harvest periods of 2015 and 2016 cropping seasons were used. Descriptive statistics, Crop Commercialization Index (CCI) and Tobit regression model were used to analyse data.

Contemporary discourses on customary land tenure in Africa, and South Africa in particular, have emphasized the socially embedded and flexible nature of customary land rights, recognising these as inherently more ‘pro-poor’ than individual titling. Based on in-depth interviews and participant observations in Venda, a former homeland in South Africa, this paper explores how in the context of expanding commodity frontiers, customary land markets have emerged, leading to de facto privatisation of customary land.
