These Regulations amend the Assured Tenancies and Agricultural Occupancies (Forms) Regulations 1997 by prescribing two new forms for use by landlords of premises in Wales when proposing a new rent under section 13(2) of the Housing Act. The first new form, numbered 4D, is for use by landlords proposing, under section 13(2), a new rent for an assured periodic tenancy. The second new form, numbered 4E, is for use by landlords or licensors proposing, under section 13(2), a new rent or licence fee for an assured agricultural tenancy.

This Regulation amends articles 1(1), 1(2), 11(3) and 11(5) of Regulation No. 831 of 1998. According to these new provisions, the study on agricultural and forestry lands registered in the Immovable Property Office can be prepared by the Directorate of Agriculture and Food or the Forestry Service Directorate. These studies are then approved by the Ministry of Agriculture and Food.

This Regulation of the Minister of Agriculture, Forestry and Food, which is composed of 27 articles, regulates the consolidation of agricultural land. These provisions apply to agricultural land and also to forests, vacant building land and other land and facilities on these lands which are located outside the settlement areas which are not regulated and their regulation is not provided with municipal spatial plans.

This Order prescribes, for purposes of 3, 5, and 68 of the Property Tax Act, property tax rates and the rate of surcharge on property tax in respect of hereditaments falling under the classification shown in Column I of the Schedule.

The present Regulation enacts the Agricultural Marshland Conservation Act. The Regulation lays down provisions relating to non agricultural use of land. In particular, section 2 establishes that for the purpose of subsection 41(6) of the Agricultural Marshland Conservation Act areas indicated on the maps in this section are lands with non-agricultural uses that existed on the coming into force of the Act.

This Ministerial Decree establishes the modalities of determination of value (standard price) of agricultural land used for setting start-up price for sale of land in private ownership, conclusion of mortgage contract and formalization of land based credit, compensation for expropriation of land and setting lease price. Standard price of agricultural land shall not include value of constructions and other objects of immovable property located thereon. The whole agricultural land area shall be subject to determination of standard price.

With the purpose of addressing issues related to agricultural activities and providing good management practice on how to avoid polluting water, air and soil, this Decree establishes certain practices to be applied by farmers and others involved in agricultural activities, named Codes of Good Agricultural Practice. The Codes aim at: the sustainable management of agricultural lands and natural resources, the protection and safeguarding of rural landscape and its specific characteristics, farmers and consumers health protection.

The present Regulation implements the Crown Lands Act (Chapter C340). Section 2 establishes that no person shall graze livestock on Crown land except under the authority of: a) a lease under the Agricultural Crown Land Leases Regulation or b) a permit issued by the director under this Regulation. This Ministerial Decree establishes that urban land use planning shall be carried out in accordance with land zoning schemes. Agricultural land of the suburban areas shall be used for agricultural purposes. Expropriation of agricultural land shall be carried out in exceptional cases by the local executive bodies. Green belt areas shall be classifies as forest land.
