These Regulations regulate to a certain extend small mortgages. "Small mortgage" means a mortgage for a term not exceeding three years and for a sum not greater that five hundred thousand shilling. The maximum sum may be changed in accordance with regulation 5. Regulation 6 specifies the matters each instrument for a small mortgage shall provide.

These Regulations provide various forms for purposes of the Land Act and Regulations made thereunder. They may, with approval of the Commissioner, Registrar or other authorized officer be modified, adopted, altered according to the circumstances.
