Zoning decisions related to residential lot size and density affect residential land value.Effects of size on residential parcel value in Roanoke County, VA, are estimated with fixedeffects hedonic models. Parcel size; elevation; soil permeability; proximity to urban areas,malls, and roads; and location influence parcel value, but the effects vary by value ofconstruction and development status. Parcel value per square meter declines with increasingparcel size.

This statement was made yesterday in Yaoundé by the Director of ECA's sub-regional Office in Central Africa , Mr. Hachim Koumaré, at the opening of a three-day regional consultations workshop on land policy in the sub-region, taking place in Yaoundé. Around 100 land stakeholders representing national governments, civil society, private sector, centers of excellence and development partners are gathered in the capital city of Cameroon to assess land policy formulation and implementation processes and draw lessons from past experiences.

This study addresses certain aspects of data modeling with respect to Geographic
information systems (GIS). The primary objective of this project is an attempt to
develop an automated Land Information Management System (LIMS). In Kenya today,
land information is held mostly in paper form, managed manually and even the paper
records themselves are not optimally organized. The process of retrieving and
disseminating this information is inefficient, time consuming and cannot support timely
decision making.

this short paper will discuss where things currently stand with the  implamentation of the innovative and widely regarded 1997 land law of Mozambique. A recent assessment begens with the upbeat conclusion that significant progress has been made. A decade  after its approval by the assembly there are howver many voices calling for a changes. Mozambique is apparantly a very  diferent place compared with a vary diferent place compared with the  mid 1990s and according to same, now requires  a diferrent kind of land law.

At the first conference on land redistribution in South Africa, held in Johannesburg in 1993, Cyril Ramaphosa, the then secretary general of the ANC, noted that South Africa is not unique in its unequal land distribution but rather in the policy measures that have led to this situation (ANC, 1993). In contrast to most other countries with unequal land distribution, South Africa has a history of specific racial policies with clear implications for land distribution and ownership.

Recent years have seen pastoralist communities in Tanzania becoming increasingly impoverished and vulnerable, due to  livestock diseases, drought, fluctuating market prices and unfavourable policies. This paper discusses strategies to address the last of these factors with reference to the Ereto-Ngorongoro Pastoralist Project, which was set up in response to growing concern about the unprecedented and rising levels of poverty among pastoralists in Ngorongoro Conservation Area (NCA).
