En théorie, les investissements apportent des capitaux, des emplois, des transferts de technologie et de connaissances, ainsi que le développement d'infrastructures dans une localité. Cependant, la vague de plantations agro-industrielles de ces 15 dernières années a également mis en évidence les risques que les investissements fonciers peuvent engendrer, notamment les conflits fonciers et la dépossession.
