Les investissements fonciers englobent un large éventail d'activités dans les domaines de la sylviculture, de l'agriculture, de l'exploitation minière, de l'industrie, des infrastructures urbaines, du tourisme et de la conservation. En théorie, les investissements apportent des capitaux, des emplois, des transferts de technologie et de connaissances, ainsi que le développement d'infrastructures dans une localité. Cependant, la vague de plantations agro-industrielles de ces 15 dernières années a également mis en évidence les risques que les investissements fonciers peuvent engendrer, notamment les conflits fonciers et la dépossession.
