Land – price determinants using the spatial econometrics modeling in the Moldavian real estate

The purpose of this paper is to determine the factors which influence the land market in Republic of Moldova. The paper aims to discover the determinants for land pricing using the spatial econometrics modeling, as it is widely used when the spatial component is present. The country’s agricultural economy combined with the interest of international organizations and limited data availability directed the focus of this empirical study towards land for agricultural purposes.

În acest articol este evaluat mecanismul de piaţă a operaţiilor de vânzare – cumpărare a terenurilor agricole în Republica Moldova. Analiza pieţei funciare în ţările CentralEuropene atestă proceduri macroeconomice specifice de formare a preţurilor terenurilor agricole.

The role of land certification in reducing gender gaps in productivity in rural Ethiopia

This paper analyses the impact of a low cost and restricted rights land certification program on the productivity of female-headed households. The analysis is based on plot level panel data from the East Gojjam and South Wollo Zones in the Amhara region of Ethiopia. The results suggest a positive and significant effect of certification on plot-level productivity, particularly on plots rented out to other operators.

The demand for agricultural products (food, feed, fibre, and biomass for other purposes) produced in Sub-Saharan Africa (SSA) will increase for the coming decades. In addition, the global climate change will largely impact on the agricultural sector in Sub-Saharan Africa. Major challenges for the agricultural sector in SSA are that agricultural production systems depend on resources that are for a large part non-renewable, and that the current agricultural practices in SSA are major contributors to environmental degradation.

De grondmarkt bepaalt in belangrijke mate de ruimtelijke ontwikkelingen in Nederland, en heeft mede hierdoor ook gevolgen voor de leefomgeving, natuur en landschap. Het prijsverschil tussen stedelijke en landelijke grond is groot, waardoor er veel druk ontstaat op het planningsproces. Grondprijsstijgingen maken het moeilijker om natuur- en recreatieplannen te realiseren, vooral rond de grote steden. Uit een analyse van grondtransacties wordt geconcludeerd dat zowel de schaalvergroting als 'verhobbying' van landbouwgrond voor landschapsveranderingen zullen zorgen.
