Wooddale Agriculture Development Area Regulations (C.N.L.R. 1080/96).

These Regulations provide for the management and development of the Wooddale Agriculture Development Area. They contain provisions on planning, administration of the area, access rights, road construction, residential buildings, quarry, mining and drilling, residential uses, silviculture and farming.

St. John's Urban Region Agriculture Development Area Regulations (C.N.L.R. 1079/96).

The present Regulations are made under the Lands Act. In particular, the Regulations provide for the control of development activities in the St. John’s Urban Region. Section 4 lays down provisions relating to the control of development and establishes that a development shall not be carried out within the development area described in the Schedule except in accordance with the present Regulations. The text consists of 25 sections.

The present Regulations are made under the Urban and Rural Planning Act, 2000. In particular, the Regulations lay down provisions relating to development activities in the Benton Local Area. In this connexion section 3 establishes that a person, corporation, partnership, association or other organization shall not carry out any development in the local planning area unless a permit for the development has first been issued in writing by the authority. The text consists of 18 sections and 1 Schedule.

The present Regulations are made under the Urban and Rural Planning Act, 2000. For the purpose of the Regulations «development» is defined very broadly and the definition includes the carrying out of any building, engineering, mining or other operations in, on, over or under land, or the making of any material change in the use or the intensity of use of any land, buildings or premises. In particular, the Regulations set out standards for land-use zones for Newfoundland in general and the City of St. John's in particular.
