La question foncière, étroitement liée aux ressources naturelles, constitue un enjeu majeur pour le développement économique et social en Guinée. Or, différents facteurs contribuent à fragiliser l’accès à la terre des communautés en milieu urbain et rural. En particulier, les politiques et réglementations foncières existantes, à la fois anciennes, mal harmonisées et non appliquées, ne permettent pas de protéger adéquatement les droits fonciers des populations locales. Le manque de transparence et la mauvaise gouvernance des ressources par l’État guinéen s’ajoutent aux insuffisances de la loi.

Il est intéressant de noter que dans la société Kpelle, au sud de la Guinée Forestière, il arrive que le mari s'installe dans la famille de sa femme. Lorsque la femme n'a pas rejoint le lignage de son mari, le grand-père ou l'oncle maternel transfère les droits fonciers du lignage aux enfants nés de ces unions.
